SubTo delivers real, structured education on a strategy most mainstream programs ignore. The community and live deal support are genuinely valuable, and the frameworks are battle-tested.
That said, the high price point, no refund policy, and results that depend heavily on local market conditions and hustle make this a strong fit for committed investors — not curious beginners. Go in with a plan, not just curiosity.

Before joining subto I did not have people in my life who understood my entrepreneurial goals or ambition. I had a vision of what I wanted to achieve with no road map or community helping me get there.

About the creator
He has some zooms in the vault about corporate structure that pretty much are worth the eight thousand dollars to get in the program, he is dead on, we have been given the same advice from our attorneys, and of course, he had it even more information beyond that. He gives you all the information about how to find deals. He has zooms every day with top contributors teaching people how to do what they do. Paces content is really fantastic but the people that I have met have changed my life.

My husband and I already own some commercial properties, but this program is going to accelerate our progress. There is endless opportunities to listen to people closing deals and solving problems. You definitely have to give yourself some time to educate.

I am a subto student. I am surrounded by incredible people who are on this journey with me rooting me on and many who are several steps or even lightyears ahead of me. They are all willing to help me and guide me along the way, and to me, that is priceless.

About the creator
Pace fleshed out how to buy properties for me, as a visual learner where other mentorships talked, he walked the talk. The man is a go-giver! He has poured his time and effort into building a community of like-minded people who help each other in the real estate investment world. He doesn't just teach Subject-to, he teaches and expounds on other exit strategies for buying properties. Additionally, he challenges us to become leaders in the industry much encouragement is given to working together and self-development. Where most mentorships expire, his doesn't.

Hey there. I am part of the Subto community. I signed up because of how the material was opened up for me. There is a plethora of information, contracts, community, and self-development. I thought I was getting one mentorship, but after being in his community for almost a year, it is like 10 mentorships rolled into one with more to come. The money I have paid upfront has been well worth every penny. To answer more specifically your question about what problems agents and title companies face that a wholesaler could assist with, I can only add that we are encouraged to educate realtors (not all understand) on creative finance as a possible means to help the seller all the while still making sure the agent is paid his commission or fee. As for title companies, we know that not all title companies operate across the board with the same friendliness towards wholesalers never mind that the industry is changing their stance for wholesaling. If you are on the fence about joining, take the jump because I believe you will be surprised at how you 10x your real estate investing business.

I had a disastrous sales call where every question I asked got a simple two-word answer.

He was 14 minutes late, didn’t apologize, and even burped in the God dam phone without saying “excuse me.” Every question I asked got a two-word answer, and he sounded annoyed the whole time, like I was bothering him. Felt like I was talking to a cashier at Target, not a professional rep. If this is the sales call, how good is the program?

Sign up for mentorship and a real estate challenge in November that was supposed to start on November 21. They never contacted me and added my email to a suppose email. All other emails were underlined but mine. Request for refunds denied. I am a Registered Nurse working two jobs to feed ny kids and take care of my disabled husband!!! They should be ashamed of themselves!!!! Can show you email if you want. Liars aggressive sales practices are there practices.

About the creator
The entire operation, including Pace himself, feels like a well-orchestrated scam. As for Pace, his behavior over the years has become increasingly arrogant, condescending, and off-putting. He insults students on Zoom, talks down to people, boasts incessantly, and displays an alarming lack of professionalism and class.

I’ll give them credit for their marketing, it’s impressive, but beyond that, the entire operation, including Pace himself, feels like a well-orchestrated scam. People are drained of their time and money, yet the course, mentorship, and community fall far short of delivering on their promises. It’s been an incredibly disappointing experience. The community is also completely dysfunctional with 15,000+ people, most of whom have never done a single deal and have no idea what they’re doing, yet we’re expected to rely on them as a primary resource for answers. It’s an absolute mess.

What's included
SubTo (short for "subject-to") is a real estate strategy where you take over a seller's existing mortgage payments and receive the title, without getting a new bank loan. Pace Morby's program teaches this method alongside seller financing and the Gator Method.
Pricing ranges from $8,800 (standard) to $18,800 (advanced tiers). There are multiple package options depending on the level of access and coaching you want. There is no publicly stated refund policy, so be sure to clarify before enrolling.
No. The program is designed for both beginners and experienced investors. That said, success will come faster if you have some baseline understanding of real estate transactions and are ready to actively work deals.
Yes — and it's one of SubTo's strongest features. Members get access to a private group, weekly live Q&A calls, local accountability chapters, and peer-to-peer deal support.
You fill out an application on SubTo's website, schedule a call with a member advisor, and if accepted, you pay and gain access to the full program.
Subject-to investing is legal in the U.S., but it does carry risk related to the "due-on-sale" clause in most mortgages. Lenders can technically demand full loan repayment if they detect the property transfer. The program teaches risk mitigation, but this is a real legal and financial consideration worth discussing with your own attorney.
Pace participates in weekly calls and live events, though day-to-day coaching is also handled by his team of advisors and community leaders.
No free trial for the paid program, but Pace offers substantial free education on his YouTube channel (271K subscribers) where you can assess his teaching style before committing.
